Wagner Caffyn Certificate of Title#: 192799 <br /> 10 Popponesset Island Road Land Court Lot#: 1047 <br /> (Map 105 Parcel 267A) Plan#: 11408-91 <br /> Mashpee, MA 02649 <br /> A Petition was filed on May 24, 2016 by Leslie A. Wagner Caffyn requesting a <br /> Written Finding under §174-17 of the Zoning Bylaws to raze and replace a single-family <br /> dwelling on property located in an R-3 Zoning District(Map 105 Parcel 267A), Mashpee, <br /> MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on June 3, 2016 and June 10, 2016 a copy of <br /> which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, June 22, 2016 at which time the following members of the Board of Appeals <br /> were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board <br /> Member, Dom DeBarros and Associate Members, Brad Pittsley and Norman J. Gould. <br /> Also present was Building Commissioner, Michael Mendoza. <br /> Attorney Kevin Kirrane represented the applicant for the raze and replace project. <br /> Also present was Leslie Wagner Caffyn, homeowner, and Harold Capone, Architect. Mr. <br /> Kirrane distributed a narrative, a plot plan, and building plans that depict the pre-existing <br /> non-conforming dwelling, and the proposed new dwelling design. <br /> The Board issued a Written Finding back in 2014 for an interior and garage <br /> renovation project back in 2014,but the homeowner decided to raze and replace the home <br /> because the costs associated with the renovation outweighed the cost of rebuilding a new <br /> home. <br /> The subject property located at 10 Popponesset Island Road is approximately <br /> 53,660 square feet and is situated on a peninsula shaped lot. <br /> There were no abutters present. <br /> 1 <br />
