Board of Appeals Minutes - March 11, 1992 4 . <br /> Mr. Friel moved to grant the Special Permit for the proposed <br /> Sailor' s Restaurant with the following conditions : <br /> 1 . application be filed with the Commonwealth of <br /> Massachusetts for traffic improvements no later than 30 <br /> days of this meeting . <br /> 2 . that the Board be informed of the decisions on that <br /> application. <br /> 3 . the Board reserves the right to review the traffic <br /> situation on Route 28 if the curb out permit has not been <br /> acted upon within a year. <br /> 4 . the existing site has to be altered to reflect the plans <br /> of March 11 listing the only curb cut as shown <br /> 5 . the Design Review Committee requires a new plan that <br /> reflects the landscaping and the improvements on Donna ' s <br /> Lane . <br /> 6 . if the license for the septic system is not possible that <br /> part of the septic system be abandoned and an alternate <br /> system be activated . <br /> 7 . submission of a formal plan for the proposed construction <br /> of Donna ' s Lane showing proposed access from Route 28 to <br /> the rear property line showing proposed road design <br /> subject to the approval of the Town. The plan to be <br /> submitted to Design Review on March 25, 1992 . <br /> 8. plan will indicate potential future access to additional <br /> parking. <br /> Ms . Hawver seconded . Friel <br /> Mr. Friel moved to grant the Variance to build within 2 ' of <br /> the northerly side line. Ms . Hawver seconded. All agreed. <br /> The Board determined that the Variance would lessen the impact <br /> on the environment and eliminate the need for a second dock on <br /> Lot 5 . <br />
