The property is 3.65 acres and currently have two <br /> buildings onsite. The front half of the property is in the Mashpee Historical District and the back half is <br /> not. The property and buildings have not been well kept by the current owner. <br /> If we are to acquire the property,we need to make sure it will meet our expansion needs/plans and <br /> ensure that there are no restrictions or regulations that prevents us from achieving our goals as outline <br /> below.We are looking to do the following on 348 Main St: <br /> • Add another building at approximately 11,000 square feet <br /> 0 4,000 square feet will be for Cape Cod Coffee manufacturing expansion (1 on the map) <br /> ■ Add an additional roaster <br /> ■ Add additional packing equipment <br /> ■ Add more storage space <br /> ■ Add equipment service area <br /> 0 4,000 square feet will be leased to Cape & Island Distilling(2 on the map) <br /> ■ Distill vodka, gin, rum and more <br /> ■ Have a tasting room <br /> 0 3,000 square feet will be a caf6 and restaurant(3 on the map) <br /> ■ Move current cafe to new building <br /> ■ Add restaurant to showcase best taste of Cape Cod (food and drinks) <br /> ■ Need liquor license <br /> ■ Outdoor seating <br /> • Add miniature golf to the rear of the property <br /> 0 18 holes <br /> o Need an access road to mini golf area <br /> • Expand parking for the whole front of the property <br /> • Remodel the current retail/office building to office only <br /> • Small gazebo for live music and other entertainment <br /> • Expand septic <br /> • Outdoor game area (Large chess, cornhole, etc.) <br /> February 2, 2018 <br />
