Partnership made further reference to <br /> an August 21st correspondence with regard to units . They <br /> proposed a concept of a unit conversion for consideration by the <br /> Town and Amendment of the current C-1 Zoning to part Residential <br /> Zoning. <br /> There was discussion regarding Cape cod Commission build out <br /> requirements, Open Space, and economic concerns were also <br /> mentioned. <br /> The consensus of the parties was to continue the ratter o <br /> Open space Discussion. The suggestion was made that the Town <br /> Planner and Mr. Storrs meet in this regard. Mashpee Commons Ltd. <br /> Partnership stated their intent to provide the Town with as <br /> much specificity of the project as possible at this stage, as <br /> well as providing detail on the inventory. Reference was made to <br /> a neap indicating neighborhoods, zoning, acreage. comparisons of <br /> what is permitted to what is being proposed and the differential <br /> were indicated. There is a reduction of 300 to 630, 000 share <br /> feet of commercial; increase of 335 to 450 of Residential. <br /> (There was some discussion regarding Commercial build out, office <br /> and retail development, independent/corporate owners, parking <br /> issues, traffic and environmental impacts. ) Traffic analysis and <br /> waste water analysis cannot be commenced until approximate square <br /> footage figures are determined. <br /> There was discussion regarding the benefits of conducting a <br /> Public Dearing in order~ to present the Developers proposal and <br /> to obtain public input. The Town Planner stressed the importance <br /> of presenting a market study.
