Stepben Giatrelis 7Nicoletta's Way Contractor Space- Storage/Warehouse/Industrial Space Mr. Giatrelis proposes construction of two buildings, one 6,600s and 3,300sf, for a total o 9,90s acres. The addresses will be noted as 70A,B,C,D E, F and 68 A,B,C, ,E,F. The design flow is 75gpd for office space. Mr. Giatrelis is designing a comprehensive septic system. Glen noted that anything over 600gpd will need to go through a de-nitrification process. The proposed use is storage. Glen would like to see the septic capacity larger for accessory office use. This project is under lo,000s , and therefore skirts the CCC review. Mr. Giatrelis is seeking a variance since he is not connecting Phase f construction to a de-nitrification system. Glen recommended a larger leaching field to accommodate office space use. The next step is Design Review. ZA needs to approve the use in the Industrial Zone. Catherine asked about a Special Permit requirement, since this project was approved way before Phase 1. Catherine referred to the new Sedimentation Erosion -Lav affecting erosion during construction. Mr. Giatrelis will do research on S-1 (moderate)and S-2 (low)non-combustible classifications for fire walls between wits, and he will make the side walls engineer approved, 2-hour,fire-rated assembly. Fire alarms will be installed. His intent is to sell the wits. Each tenant will need to apply for an occupancy permit. He will need to clarify office use for the Board of Health. The Committee approved the project. The Minutes of February 24,2006 were approved. Sheldon commented on the Stu Bornstein project, noting the yard hydrants and the size of the main feeding these hydrants.
