They propose changes to the windows,exterior shingling, and facades on the rear <br /> portion. This project will include a reduced floor area with proposed retail and office uses in the <br /> existing structures. The project is located on Lot 2 which is a 4 ,ll sf parcel. The applicant also <br /> proposes to remove the exterior decks associated with the former restaurant club use. All <br /> required parking has been provided to the side and rear of the existing structures. This design <br /> includes using the existing access point along Rte. 130. Included in the design is a bio-retention <br /> system for storm water management.. The applicant is agreeable to providing access easements <br /> between Lots 1,2, and 3 to further reduce access points along Rte, 130. The access easement <br /> documents will be provided upon approval of the project. while this site has extensive surface <br /> disturbances from past activities,the applicant proposes to provide over 4 . %of the parcel with <br /> enhanced landscaped area in an attempt to meet the 40%undisturbed state. <br /> i <br /> Olen stated that any increases in Lots I and 3 will require a de-nitrogen system since it will be <br /> considered over 600gpd. They estimate 42 gpd for these buildings. The system needs to be in <br /> compliance with Title V. They propose to remove the grease trap, and no food vendors are <br /> planned. They are planing to use a bio-retention system. Olen noted that change of use will <br /> require the septic system be tested. He suggested checking when the system was last tested. <br /> The fire department requirements will be based on use. There is an existing fire alarm system <br /> which may need to be revised since it has not worked well in the past. Also,the Fire Department <br /> requested that no landscaping be in their way of access. Catherine requested they eliminate <br /> some of the parking pavement in the Ashumet Road layout and show this area as part of the <br />
