Approved for design with the sign centered on building. MOBIL OIL - convert existing Exxon station to Mobil, elimi- nate service bays and convert -station to a quick-mart. In- stall new islands with canopies, With Massachusetts Highway approval will bring exit near the rotary closer to the rota- ry and extend the Rt. 28 highway island at the rotary away from the rotary so to prevent entrance in that drive, There will be no building size increase. Comments - Exterior building changes to be submitted. Requested a recision of the canopy shape with colors and materials specified and the signs on the canopy removed. Down size and- simplify sign on Great Neck Road driveway sign. suggested irrigation for all planting areas and pay particular attention along Rt. 28 to the plantings. Land- scape plan to be resubmitted showing more detail, plantings listed with numbers, location and type of lighting, location and landscape of dupster. Resubmit all revised plans along with building view plans. Next meeting scheduled for Mar. 8, 1995, COF'F'EE AND PASTRY SHOP " RT* 28 & Cape Drive - Steve Kyros Preliminary review -road cut being reviewed by Massachusetts Highway - widen buffer on opposite of RT. 28. Building first stage will be approx. 40 by 40 and 1600 square feet with a drive th -u that will seat 30 and lot laid out for a final 3000 square feet and seating of 60., Comments - give the roof a steeper pitch with more de- tail , pick up height in front, submit colors, address sig- nage and give more thought to the retaining wall, Show and spec site lighting, and give particular attention to the landscaping along RT. 28. Plans to be upgraded and sub- mitted.
