Morin Pg. #297 <br /> 11 Hamblin Road <br /> (Map 120 Parcel 34) <br /> Mashpee, MA 02649 <br /> A Petition was filed on March 2,2018 by Owners,Jacques N. and Martha M. Morin <br /> requesting a Written Finding under §174-17 to raze and replace a single-family residence <br /> on property located in an R-3 Zoning District, 11 Hamblin Road, Map 120 Parcel 34, <br /> Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on March 9, 2018 and March 16, 2018 a copy <br /> of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, June 13, 2018 at which time the following members of the Board of Appeals <br /> were present; Chairman, Jonathan Furbush, Board Members, Ron Bonvie, and Scott <br /> Goldstein, and Associate Members,Norman J. Gould and Sharon Sangeleer. Also present <br /> was Building Commissioner, Michael Mendoza. <br /> Attorney Kevin Kirrane represented the homeowners who were present as well. He <br /> provided the Board with a written summary of his remarks and plans. The property is <br /> located on Monomoscoy Island with a lot size of 7,250 sq. ft. upland, and has 75 ft. of <br /> frontage on Hamblin Road. There is currently a single-family residential building and shed <br /> on the property as well as a sea wall, and boat ramp. The plans on record were highlighted <br /> in orange of the existing structure, in yellow for the proposed structure, and indicated the <br /> 50 ft. setback criteria from the wetlands. <br /> There is currently a three (3) bedroom dwelling on the property. Neither the lot or <br /> the existing dwelling conform to present day setback requirements because the 50 ft. buffer <br /> line goes through the middle of the lot and through the existing house. The lot is also a <br /> non-conforming. The new two-story structure is being proposed that can be used on a year <br /> round basis. The new structure will comply with all present day building code and flood <br /> plain requirements. <br /> 1 <br />
