Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on January 26, 2018 and February 2, 2018 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §10 and the Town of Mashpce <br /> Zoning By-laws: <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, February 14, 2018 at which time the following members of the Board of <br /> Appeals were present and acting on this hearing; Acting Chairman, William Blaisdell, <br /> Board Members, Ron Bonvie, Dom DeBarros, and Scott Goldstein, and Associate Sharon <br /> Sangeleer. <br /> Attorney Kevin Kirrane represented the owners for the Variance relief. He provided <br /> the Board with a narrative, a site plan, and building plans. The property at 39 Wilsons <br /> Grove is on a lot approximately 4,500 square feet, has 50 ft, of frontage along Wilsons <br /> Grove, and as the Board is aware, the property has been approved for a single-family, <br /> single-story residential structure. The home has two bedrooms and is setback 17.6 ft. from <br /> the street, 1.1 ft. from the nearest abutter, and 20 plus or minus feet from the wetland <br /> resource area. Also, the lot coverage is 23,98% which is a non-conforming condition and <br /> the maximum allowed lot coverage is 20%. <br /> 1 <br />
