They have a good following of contractors to bid their p rej ec t.
They had over 140 general and sub bids on their last project.
The owner is then better of with the final price because there is
more competition .
They follow through at the job site, Getting the project built
on time and properly depends on the architects ability to work
with the contractor to review all documentation and administer
the site meetings.
M r. Ho i t suggested the Committee contact their re fe ren ces 7 school
superintendent' s etc , In some town 's they have done over 20
projects.
They presented a sketch of what the school may look like. It is
a series of buildings , of units and shapes, using sloped roofs so
it is in scale
QUESTIONS
Bill Ma rt i ros asked if you can build a good building, brick
outsideblock inside slate roof a sloped roof for $70-80 per
foot's
Mr. Hoit said NO.
Bill showed him a book where there are schools built for that
much.
Mr. Hoi t is familiar with the book. Slate is a very expensive
material There are other materials you can get 35-40 years from,
it is not necessary to use slate* There are few States with as
many regulation as this one. In this area of the country 70-80
is not achievable,, The bigger the project the less per sq foot.
This is from their experience doing work all over the country .
Mr. Bradford added that regionally, from a structural standpoint
and HVAC requirements, all add to the sq foot cost, This is a
very expensive area of the country to build i n, Prevailing wage
adds to the cost. Mr. Arthur added that structurally there are
more requirements because MA is in a fault area, similar to
California s
Mr. Mart i ros asked how far the setback from 151 was on their
schematic?
c
It was 150 feet., but there is room to put it back even further .
At 150 feet you can see the building from the road , through the
trees and keep you as far away from the power lines as possible .
Bill
asked what is a reasonable distance f rom the power lines?
M r i Ho i t suggested 300 feet from the playing fields .
Michael Pare asked how they would support the high tech - audio
visual computer networking , etc. and have they worked with this
before?
Mr. Hoi t explained in the latest school building they worked on
all video, computor access, fire alarm were all integrated into
the design as was the monitoring system. The system has to be
operable and understood by the staff using them.,
3
