Collins
Assistant Town Manager Wayne E. Taylor
Meeting Called to Order by Chairman Sherman at 6:30 p.m.
Waquoit Meeting Room, Mashpee Town Hall
PUBLIC COMMENT
Prior to the onset of discussions relative to the Phase 11 report on the feasibility study relative to the
development of affordable housing on three Town-owned parcels located at 950 Falmouth Road, the
Affordable Housing Trust opened the meeting to solicit comment.
Richard Terry, a long standing Town volunteer and attorney voiced concern with regards to the
affordable housing project and not informing the abutters, the Southcape Resorts on the specifics of
this project. There was disappointment with the lack of apparent communication with South Cape
Resort, the main abutter regarding their opinions on the specifics of the proposal. Gaining residential
input would avoid duplication and provide an understanding of their concerns.
Rosalind Cassidy, the general manager of Southcape Resorts spoke on behalf of the South Cape Resort
owners who pay taxes, and spend their vacation time in Mashpee. Ms. Cassidy stated the owners
deserve consideration to be heard. As an alternative, Ms. Cassidy recommended that Lot C be
considered as the most sustainable solution as it removes the development from the resort with a
natural buffer.
The South Cape Resort was noted to be in existence as a family resort for the past 35 years.
Approximately$130,000 is paid annually to the town in taxes. Families stay at the resort each year
and contribute to the revenue of many local businesses.
There is concern regarding the proposed access road to the new development which is the Southcape
Resort main driveway. Concern was raised regarding increased traffic and safety.
Richard Presby, founder and CEO of the Housing Assistance Corporation and current advocate for
affordable housing indicated he is not opposed to this development, and would work as a resource to
the Affordable Housing Trust and to the South Cape Resort community in future discussions.
