Minutes of Meeting of <br /> Mashpee Plan Review Committee <br /> Held Tuesday, October 16, 2018 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Evan Lehrer, Town Planner had a few items he wanted addressed; <br /> • He doesn't think that any of the lots have been released and approved yet. <br /> • The Planning Board engineer will want to see the drainage calculations prior to <br /> permitting. <br /> • He likes that they broke up the buildings massing into separate buildings. <br /> • He asked if the buildings could be switched on the proposed locations to hide the <br /> parking and storage area. <br /> • He would like to see what the design will be for the signage of the buildings. <br /> • He mentioned the landscaping guidelines. <br /> • Will there be dormers on the buildings? He happen to hear a discussion during <br /> the Design Review meeting regarding the need for some visual interest to break <br /> up the mass on the fagade of the main building. <br /> Mike Mendoza, Building Commissioner asked if vehicles will be stored inside any of the <br /> two buildings because they would require MDC traps. <br /> Dan said there's a 1000 gallon tight tank to comply with the regulations. He will work with <br /> the Board of Health. <br /> Mike asked if there is going to be just one tenant, and if the design will be a showroom <br /> with office space, and break room. <br /> David Lawler said that only the principals and the owner will be occupying the buildings <br /> and will be the basic office space design. <br /> Mike Mendoza had some questions and items he wanted addressed; <br /> • The project will fall under Controlled Construction. <br /> • The requirement is one set of controlled construction documents for each <br /> building; one for the main building, and one for the storage area. <br /> • There will be two separate Certificates of Occupancies for each building. <br /> • What is the snow removal and/or storage plan for both buildings? The site will <br /> need fire access. <br /> • What will be stored in the fenced outside storage area? <br /> Dan said that the snow can be pushed to the side on the grass/lawn area, and on the <br /> island areas near the storage area, or they can transport it out. <br /> Dan said PVC pipe will be stored, as well as generators, pallets and crates, and could be <br /> tarped before moving them inside. <br /> Jack Phelan mentioned that a Knox box system could be addressed so there's keyed <br /> access to those fenced areas. That can be discussed later. <br /> Mike Mendoza mentioned that this project is scheduled for the ZBA on November 141h. <br /> Full disclosure to the members that Design Review did approve it, but they are <br /> rescheduled to return on Tuesday, November 61h looking for more clarification regarding <br /> the windows, signage, providing dimensions of the buildings, and updated plans to break <br /> up the massing of the facade. <br /> 3 <br />
