S <br /> Community Preservation Committee <br /> Minutes <br /> December 11, 2014 <br /> Deliberations re: CPA Aolications for Mav 2015 Special Town Meeting: <br /> Neorne Hollis/Pamela TavaresQuashnet Load- $170.,000: (continued) <br /> Vice-Chairman Kaplan presided. It was noted the CPC engaged the services of an <br /> appraiser when considering the above referenced parcel for purchase. As per the <br /> Appraisal Report dated October 10, 2014,the appraised value of 9 Quashnet Road <br /> is $265,000. <br /> The applicant; Pamela Tavares submitted the CPA.application to the Community <br /> Preservation Committee as fair market value confonning to the 2014 Town <br /> assessment of$170,000. The 2015 preli assessed value is $172,100. <br /> The parcel is comprised of 4.212 acres on a small freshwater pond,and the land <br /> located in an R-5 zoning district allows for the property to be subdivided into 2 <br /> Approval Not Required(AIR) subdivision lots. <br /> Motion made by Mr.Taylor to approve and recommend to the May 2015 <br /> Special'down Meeting,the Acquisition of 9 Quashnet load,Mashpc for the <br /> sum of$170,000. Funding shall derive from the CPC Budgeted Reserve for <br /> Appropriation Account for this purpose. <br /> Motion seconded by Vis. waygan. <br /> VOTE; -1-1. Motion carries. <br /> Roll Call vote: <br /> Mr.Halpern,abstained Mr. Kaplan,yes <br /> Mrs.Buschenfeldt,yes Mr.Larkin, no <br /> Mr. Shaw,absent IVIS. Ro mefineyer,yes <br /> Mr.Taylor,yes Ms.Waygan,yes <br /> Mr.Lord,yes Opposed, 1 <br /> Mr. Larkin indicated he opposed the acquisition as he would have preferred <br /> to negotiate a purchase price with the applicant. Mr. Larkin also stated the lots <br /> are buildable and.would have increased taxation. <br />
