104 Falmouth Road <br /> Modification of Planning Board Special Permit <br /> Request for car sales <br /> Representative – Stuart Bornstein <br /> Stuart Bornstein appeared and said the building is basically used for car/boat storage. He said <br /> people asked whether they could sell car while in storage. He said basically it mould be an office <br /> function but would ld require license from Torun and,from state Registry of Motor Vehicles. Torn Fu ala <br /> said Mr. Bornstein corning to Planning hoard on the 17th to add car sales to the allowed use of the <br /> building. <br /> Mr. Bornstein said there would be no signage change; no additional parking on the site sine all done <br /> on Internet. He said there is parking for 180 spaces around the building—all striped. Only thing they <br /> park outside are grans for delivery. He said 1 to 3 trucks are there for the self-storage facility. <br /> w <br /> Torn Fudala pointed out that the Special Permit limits overnight parking to "2" vehicles. Mr. Bornstein <br /> said he would look to change that t "Y vehicles. Tom F dala said he would have to go to the <br /> Planning Board for that change request. <br /> Mr. Bornstein said "just for the record", they are allowed in their Special Permit to have repair shops <br /> in there but they don't errant to do-that. if required by the Registry to offer repair shop they already <br /> spoke to the people next door. <br /> Mr. Bornstein said 140 vehicles to be stored inside; the building is climate controlled; all steel floors; <br /> sprinkled; every doer-alarmed so'secure building; 2 freight elevators,I Mr. Bornstein said there are not <br /> floor drains- not one. <br /> Mr. Bornstein said there is no rack storage. He said if RV stored, then less car storage space <br /> available. <br /> Chief Rullo said the sprinkler system there now was not designed to take care of that use. Chief <br /> F ullo said the Fire Department needs to see a layout floor Plan to see how 150 vehicles are stored <br /> within the building. chief Rullo said the Fire Department wants to have Engineer's sign-off to see <br /> how It lays out in each side of the floor space. <br /> Chief hullo expressed concern about containment of fuel inside the.building; that the building now <br /> going beyond what it was inspected for. <br /> .Joel Clifford voiced concern about amount of flammable liquid stored inside the building and that this <br /> may have to go to a Land license to store a quantity of fuel In those vehicles. .noel said that until the <br /> Firea artment has engineer's floor layout of the vehicles, cannot get an average of the quantities <br /> stored. noel noted further that the sprinkler system was designed for Hazard 1—the least restrictive, <br /> just for general storage. ; <br />
