Conditioned upon the applicant obtaining a restrictive covenant which shall be <br /> approved by Town Counsel to include but not limited to the fact that there will be <br /> no heat in this structure, no bedrooms, no quarters for occupants, no kitchen, and <br /> to be winterized. There will be no ability to install a shower or tub of any kind <br /> which will be part of the restrictive covenant. The only utilities allowed in the <br /> bathroom would be a toilet and sink.
