Goodman Doc. 4: 1329723 <br /> 53 Godfrey Road Ctf. #: 214041 <br /> (Map 96 Parcel 104J) <br /> Mashpee, MA 02649 <br /> A Petition was filed on October 12, 2018 by Owners, Howard and Caroline R <br /> Goodman requesting a Variance under §174.33 of the Zoning Bylaws to allow for <br /> construction of an attached garage, a covered porch, and deck addition on property located <br /> in an R-3 Zoning District, at 53 Godfrey Road, (Map 96 Parcel 104J), Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on October 19, 2018 and October 26, 2018 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §10 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, November 14, 2018 at which time the following members of the Board of <br /> Appeals were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, <br /> Board Members, Ron Bonvie, Norman J. Gould, and Associate Members, Brad Pittsley <br /> and Sharon Sangeleer. Also present was Building Commissioner, Michael Mendoza. <br /> Mr. Ed Gildea,represented the Goodman's for their Variance request. Also present <br /> was Eric Peterson. The property is located on a cul-de-sac at the end of the road and <br /> boarders the Mashpee River. The plan is to make renovations to an existing single family <br /> home. The lot coverage is 9.7%and the proposed coverage is 14.7%. The existing structure <br /> is located within the 50 ft, setback of the top of the coastal bank. The proposed addition <br /> will have a distance from the top of the coastal bank of 31 ft. and the Goodman's are <br /> looking for a Variance of 19 ft. The proposed additional will add 168 sq. ft. to be within <br /> the 50 ft. buffer. The existing structure will increase the total about 1,317 sq, ft., and 168 <br /> sq. ft. will be located within the 50 ft, buffer, resulting in 14.7% total structures, 87% will <br /> not be within the 50 ft. buffer. The changes and additions are not more detrimental than the <br /> existing non-conforming structure in the neighborhood and there is plenty of parking. The <br /> project has been approved by the Conservation Commission, and the Building Department <br /> determined that the portion of the addition is within the 50 ft. buffer. <br /> 1 <br />
