T0149n of Nlashpee <br /> 16C mit Mc:1;`pacicic�3t13 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> SP-201.8-49 <br /> Servulo and Celeste Vasconcelos Bk#: 28788 <br /> 41 Polaris Drive Pg. #: 258 <br /> (Map 98 Parcel 16-0) <br /> Mashpee, MA 02649 <br /> A Petition was filed on October 4, 2018 by Owners, Servulo and Celeste <br /> Vasconcelos requesting a Special Permit under §174-45.4 of the Zoning Bylaws to allow <br /> for an accessory apartment on property located in an R-3 Zoning District, at 41 Polaris <br /> Drive, (Map 98 Parcel 16-0), Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpec Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on October 19, 2018 and October 26, 2018 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, November 14, 2018 at which time the following members of the Board of <br /> Appeals were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, <br /> Board Members, Ron Bonvie, Norman J. Gould, and Associate Members, Brad Pittsley <br /> and Sharon Sangeleer. Also present was Building Commissioner, Michael Mendoza. <br /> Ms. Jean Bowden, with Capizzi Home Improvement represented the applicant's <br /> request to create an accessory apartment in the lower level of their house. The project will <br /> conform to all regulations, and the.water and septic facilities will adequately service the <br /> home. The apartment is a one bedroom with a kitchen, closet, and living room space. The <br /> rest of the basement will remain unfinished. The gross apartment area is 1,188 sq. ft. and <br /> the gross area first floor is 3,224 sq. ft. Jean said that the owners are eliminating a bedroom <br /> upstairs to accommodate the bedroom in the basement. <br /> Mr.Furbush read the requirements of an accessory apartment listed under the bylaw <br /> §174-45.4. <br /> There were no comments from the Board. <br /> The subject property located at 41 Polaris Drive is approximately 22,546 square <br /> feet. <br /> 1 <br />
