f# <br /> 5 <br /> FDIC <br /> Minutes <br /> September 12, 2011 <br /> NEW BUSINESS: <br /> First Draft for Reauests for Proposals for Use ofZ Purchase of To -n <br /> Owned Land: <br /> ERIC member Bob Walsh updated the Board with regards to the <br /> future transfer of the 6.2 acre parcel located in the vicinity of the <br /> 11 ashpee Industrial Park on Commercial Street. For clarification <br /> purposes, Mr. Walsh explained the parcel; tax taking l nd <br /> presently under control of the Board of Selectmen does not lie <br /> within the bounds of the 11 ashp a Industrial Park. <br /> In response to the Selectmen's recommendation to move forward to <br /> advertise for the purpose of soliciting possible expressions of <br /> ., interest for the6-acre site, Mr. Walsh indicated that he recently <br /> conducted a preliminary review of the subject site with Town <br /> Counsel, Patrick Costello. As noted,.the expressions of interest <br /> may include a multiple set ofuses. However, the EDIC would also <br /> have the ability to specify the intended uses of said property. <br /> Matters to be addressed include the pending issue of re-zoning, the <br /> long-terry ground lease and the transfer of the property' from one <br /> govemment entity to another. Additional issues to be considered <br /> include the formation of a non-profit entity, insurance liability <br /> requirements and questions pertaining to financials associated to <br /> the formation of the future EDIC Corporation. <br /> With regards to the topic of zoning, Mr-. Walsh noted that it may <br /> not be a significant hurdle as the Mashpee Zoning code may be <br /> app liable to specific uses such as assisted living facilities and <br /> similar uses. It was noted that present zoning should be reviewed <br /> regarding this type of designation. Upon discussion, it was agreed <br /> that Mr. Walsh and Mr. Mayo would further discuss this matter <br /> with the Town Planner. <br />
