T0VVf-6 0 'Naslipee <br /> Pfanning (Boar <br /> .......... ........... <br /> vat -,,ck (O"Af6lo,th <br /> TOWN OF MASIVEE PLANNING BOARD <br /> PUBLI I-ILEARING NOTICE <br /> Pursuant to Massachusetts General Daws, Chapter 40A,the Mashpee Planning Board will hold a public hearing on <br /> Wednesday, October 4, 2017 at 7:10 p.m. at the Mashpee Town Miall, 16 Great Neck Road North,to review the following <br /> zoning articles proposed for action at the October 161h,2017 Town Meeting. <br /> 13 An article submitted by the Board of Selectmen which would delete the current Sections 174-48 Design Review <br /> Committee and Section 174-48,1 Plan Review Committee and replace them with a new Section 174-48 Design and <br /> Plan Review Committee which would eliminate the two separate committees, establish a new Design and Plan Review <br /> Committee and combine the functions of the two former committees under the new committee. <br /> 14 An article submitted by the Planning ward amending the Zoning By-lav in response to the enactment by the <br /> legislature of Sections 29 and 30 of Chapter 219 if the Acts of 2016, St. 2016, Ch, 219, which amended Ch. 40A, <br /> to double the time within which a permittee can commence construction or operations under a Building or Special <br /> Permit from six(6)to twelve (1 2)months without feat-of a zoning change that might otherwise nullify the pro�j ect, and <br /> amended Ch. 40A, § 9 governing Special Permits by lengthening the time from two (2) years to three (3) years to <br /> commence construction or substantial use without lapse of the Special Permit or having to seek an extension from the <br /> Special Pern-iit-granting authority. <br /> 15 An article submitted by the Planning Board amending the Zoning By-law to allow the storage of one travel trailer, <br /> camping trailer or m.otorhomc on a residential lot by right, provided that they are not inhabited and are stored at leapt <br /> 10 feet from neighboring properties. It would allow such storage by aright for trailers or motorhornes less than 3 o feet in <br /> length, while requiring Plan review Committee approval for those greater than 30 feet. The current by-law requires <br /> that all such storage receive a permit from the Plan review Cornmittec and that the applicable building setbacks <br /> (usually 40 feet front, 15 fcet side and ream apply. <br /> 16 .An article submitted by the Planning Board amending the Zoning By-law to allow the issuance of Special Permits for <br /> hotels and motels, only in the C-1 Commercial (Rotary area) zoning district, with up to 4 stories and 50 feet its height, <br /> consistent with design guidelines published by the Cape Cod Commission for large-scale development. <br /> 17 An article submittcd by the Planning Board amending the Zoning By-law to allow the issuance of Special Permits for <br /> car washes in the C-2 Commercial and I-I Industrial zoning districts, except in the Mashpee Center overlay or <br /> Groundwater Protection Overlay Districts, They are currently allowed only in the -1 Commercial (rotary area) <br /> zoning district. <br /> 18 An article submitted by the Planning Board amending the Zoning By-law to increase allowed lot coverage by <br /> structures from twenty percent(20%) to twenty five percent(25%) on lots that are 10,00 square feet or less in size or <br /> are in the Popponesset Overlay District. (Cluster subdivision lots remain at 30% lot -coverage, while all other <br /> residential lots are allowed opo lot coverage.) It is intended to allow construction of reasonably-sued houses on old <br /> small lots while reducing the number of variances requested. <br /> 19 An article submitted by the Planning Board amending the Zoning By-law to allow the issuance of Special Permits for <br /> drive-in eating places and similar consumer service establishments its the C-2 Commercial zoning district, except in the <br /> Mashpee Center overlay District.
