Town of 1'Y. ash ee. <br /> v1 3K` <br /> ` 16 Great ,fir'eck 1�oad Abrib <br /> 1a h}�ee,: Iusscccliccs�tts t?.2049 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> FINDING-2019-08 <br /> Joseph Quarella and Kristen Quarella Doc.: #1151209 <br /> 23 Halyard Lane Ctf.: #192710 <br /> Map 105 Parcel 178 <br /> Mashpee, MA 02649 <br /> A Petition was filed on December 19,2018 by Owners,Joseph Quarella and Kristen <br /> Quarella requesting a Written Finding under §174-17 of the Zoning Bylaws to allow for <br /> construction of an addition, extension of a pre-existing non-conforming structure on <br /> property located in an R-3 Zoning District, at 23 Halyard Lane, Map 105 Parcel 178, <br /> Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on January 4, 2019 and January 11, 2019 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, January 23, 2019 at which time the following members of the Board of <br /> Appeals were present and acting throughout;Chairman,Jonathan Furbush,Vice Chairman, <br /> William Blaisdell, Board Members, Ron Bonvie, Scott Goldstein, and Norman J. Gould. <br /> Mr. Steve Cook with Cotuit Bay Design represented the applicants who are looking <br /> to construct an addition on the rear of the house. The lot is angled, and consists of 15,616 <br /> sq. ft. The front of the house is 37.8 ft. off the front property line which is pre-existing non- <br /> conforming, and that is the reason for the ZBA filing. The addition meets all of the bylaw <br /> requirements. The dimension off the west property line is 18.2' and the house is currently <br /> 17.1 ft. off the east and 28.3' off the north property line. The existing lot coverage is 9.97%, <br /> and the proposed is 14.04%. They received ARC approval for the project. <br /> Chairman Furbush stated that he is not introducing any more non-conformities. Mr. <br /> Cook said correct. <br /> Sharon read the Inspections and Conservation Department comments into the <br /> record. Jonathan read the Board of Health comments into the record. <br /> The Board confirmed that the date on the plan is the current date. <br /> 1 <br />
