Chairman, Jonathan D. Furbush, Board Members William A. Blaisdell, Scott
Goldstein, Norman J. Gould and Associate Member Sharon Sangeleer were present.
Building Commissioner, Michael Mendoza was also present.
Chairman Furbush opened the meeting at 6:08 pm and announced that the hearings were
being televised live on Mashpee TV.
PLEDGE OF ALLEGIANCE
PUBLIC COMMENT
Jonathan announced that Associate Member Brad Pittsley has resigned, and wished him
well. Board Member, Ron Bonvie was absent.
NEW HEARINGS
23 Treasure Lane: Owners, Paul F. and Patricia Torney request a Special Permit under
§174-17.1 of the Zoning Bylaws to raze and replace a pre-existing non-conforming single
family structure on property located in an R-3 Zoning District, Map 96 Parcel 101,
Mashpee, MA.
Mr. Steve Cook, Project Designer with Cotuit Bay Design represented the Torney
family for their raze and replace project. The existing house was built in 1962 and does not
have insulation. The existing house foundation consists of concrete blocks and sits on a
10,000 sq. ft. lot with 100 ft. of frontage. The Torney's would like to build a new home
that will meet current building code requirements, and that will accommodate their growing
family.
The proposed new dwelling will be a single story home with a full basement. The front
yard setback is 35.2 ft. and includes the average of the house next door and the vacant lot
on the other side which is 31.2 ft. The side setback on one side is 19 ft. and the other side
is 22.7 ft., so this project will meet the setbacks. The rear is 36.9 ft. The current lot coverage
is 13.6%, and the proposed will be 13.8% which is within the requirement. A new septic
system will be installed versus the existing cesspool.
1
