MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MARCH 13,2019 <br /> 67 Riverside Road: Owners, Richard E. and Ann L. Marvas request a Special Permit <br /> under §174-17.1 of the Zoning Bylaws to raze and replace a pre-existing non-conforming <br /> single family structure on property located in an R-3 Zoning District, Map 119 Parcel 68- <br /> 0,Mashpee,MA. <br /> Attorney,Geoff Nickerson,with Oppenheim and Nickerson represented the Marvas family <br /> and James with Longfellow Design&Building were also present. The application applies <br /> to the new raze and replace bylaw 174-17.1 that was approved at Town Meeting. The <br /> property has been in the Marvas family for over 70 years. It's a one story cottage that was <br /> built in 1970 within the R-3 Zoning District. The lot consists of 9,900 sq. ft. The existing <br /> house sits on a corner lot of Riverside Road and Snug Harbor Circle and the Board will <br /> have to consider that there the lot meets the two setbacks. The front currently has 47.4 ft. <br /> from Snug Harbor Circle, and 16.9 ft. from Riverside, and is a two bedroom home. The <br /> proposed home will consists of a living quarters,a bedroom,and a kitchen on the first floor. <br /> The second floor will have two bedrooms. The design of the home will be consistent with <br /> the neighborhood. The existing lot coverage is 8.08%, and proposed will be 13.6%, and is <br /> well below the percentage allowed on a lot that is under 10,000 sq. ft. The current septic <br /> system will accommodate the three bedrooms, and the Conservation Commission has <br /> approved the project. <br /> Mr. Goldstein asked if the Riverside Road setback 16.9 ft., and will be going to 16.1 ft. <br /> Mr.Nickerson said; it will remain 16.9 because of the chimney. <br /> Mr.Furbush asked where the front door will be located,and if the address will be changing. <br /> Mr. Mendoza said that a conversation with Clay Nicholson would be needed, and for life <br /> safety purposes the fire department would be looking for the front door. This would need <br /> to be confirmed prior to the Certificate of Occupancy so the fire department will have no <br /> questions when they do their inspection. <br /> Mr. Richard Marvas, the homeowner said that Snug Harbor Circle didn't exist when his <br /> house was built. He will be using the same driveway. <br /> Mr. Furbush saw no issues with the project. The Board had no issues. Mr. Furbush opened <br /> the hearing to comments from the audience. <br /> Mr. Scott Thorpe, an abutter at 62 Riverside Road. He was speaking for the neighborhood <br /> asking where the trucks will be parked during construction. <br /> James with Longfellow said that any construction vehicles will be parked on the lot, and <br /> trucks removing fill will be moved off site.Nothing will be blocked. <br /> Sharon read the Board of Health comments into the record.Jonathan read the Conservation, <br /> and Inspection Department comments into the record. <br /> 3 <br />
