<br /> 17 Cedar Street: Owners, George L. and Kathleen J. Hodgson request a Variance under
<br /> §174-33 of the Zoning Bylaws to allow for construction of an elevated stairway to a dock
<br /> situated within the wetlands resource area on property located in an R-3 Zoning District,
<br /> Map 77 Parcel 37,Mashpee, MA.
<br /> Mr.Wayne Tavares,Landscape Architect with Wet Tech Land Design,Inc,He represented
<br /> the Hodgson's for their dock and stairway project. He has already received approval with
<br /> Conservation, and went through the State permitting process. After speaking with the
<br /> Building Inspector, it was discovered that the project requires a filing within the 50 ft.
<br /> buffer. The stair structure is needed to reach the dock. The lot coverage is 14.7%with the
<br /> stairs,and 14.1%prior to the stairs.The setbacks on the side line 37 ft. and does not intrude
<br /> on the side setback. It's a structure that is needed, and will require the removal of three
<br /> trees on the coastal bank. The footings on the stairs have been discussed with the Building
<br /> Department..There's approximately 43 steps to the deck, and it's a 91 foot stairway that
<br /> has 10 landings, and meets the code of with no more than 12 steps. The risers are very
<br /> generous with the treads. The drop is 35 ft. to the top of the rock wall.
