As part of the original contract, a new steel pari stair was to have <br /> connected the lower level, first and second floors. The second floor construction .bid as an <br /> alternate to the Contract, as not built its planned..leaving Stair No. 1 conli.ecting the First and <br /> lover levels only. This stair enclosure-is-still scheduled to receive -new doors, frames. and <br /> appropriate.hardware, all with 9 -minute fire ratings. Any existing openings into the Stair, <br /> including fixed windows have already been or.will be removed and blocked up, <br /> By deferring the revisions to Stair No. l until the next,phase of construction. we believe the <br /> existing steel pan stair is non-compliant ompliant with the Massachusetts : t tc Building Code in dimension <br /> only- Its risers exceed the seven inch mammu -height, measuring approximately 7-3/8 inches, <br /> and its treads may not be fully 1 I inches in width. The stair does have projecting eosin s, which <br /> the Contractor has been instructed to remedy with retrofit steel risen, gelded to the existing stair. <br /> In accordance with Article .32 of the Code, Section o.J, the-change in use in the Town Hall <br /> could be considered to be use group of an equal or lesser hid index number,. that is, from an <br /> Educational to a Business use. Stair No. 1 provides a second means of egress from the lower <br /> level to the first Moor exit and is in compliance with other aspects of Massachusetts State <br /> Building Code, such asegress width, exit signs and,lighting, fire alarm and future fire suppression. � <br /> With this data in mind, we are proposing, for your approval, acceptance of the existing stag as a <br /> compliance alternative, during Phase I of the project, with the provision for complete steel pan <br /> stair replacement as a future Phase 2 renovation. <br /> Sincerely, <br /> STrROVSKY I HOIT, RNC. <br /> Roger 0.
