Preliminary meetings with the
regulatory departments including the Fire, Building and the Board of Health have greatly assisted
in streamlining the permitting process for the recent club house and athletic center renovation
projects. Demographics are highly considered when building new homes in the New Seabury
community. Many of the perspective homeowners are in the 55+ age group seeking to downsize.
In considering the Town's wastewater nitrogen management planning efforts and the need to
consider existing wastewater treatment facilities, the Town is seeking to utilize the golf course
areas of New Seabury and Willowbend as recharge sites. With regards to New Seabury, it was
noted there has been some dialogue with the Sewer Commission, however more specific
discussions with corporate officers are required.
It is anticipated that 150-200 homes would be developed in New Seabury; the sites include The
Cottages, approximately 125, and in Popponesset 61 homes. There are also development rights
in the area of Popponesset Island near the former tennis courts, but at this time the concentration
is expected to focus on what has been approved and what is being developed at this time.
