4 Board of Selectmen Minutes April 29, 2019 JOINT SESSION - ECONOMIC DEVELOPMENT DISCUSSIONS PUBLIC COMMENT (continued) Mashpee resident and Finance Committee member, Andrew Gregory McKelvey indicated that a part of development is infrastructure. This keeps families and those employed in the Town of Mashpee, and it makes a better community. How the Town handles our wastewater facilities in the future is a challenge. Mr. McKelvey recommended the Town look at broader solutions that are affordable, and not break the Town financially. It was requested the projections related to wastewater assumptions be made public for transparency and for full disclosure. A recommended solution is to work with Joint Base Cape Cod regionally with the support of neighboring Cape communities. In continuing his comments, Mr. McKelvey indicated that communication in all segments is equally important. A brief discussion followed regarding the importance of cell towers especially in South Mashpee where it is a matter of public safety. At the start of Mr. McKelvey's comments regarding cell towers, members of the Planning Board attending the workshop left the meeting. In closing Mr. McKelvey indicated the Board of Selectmen should listen to the people to get a fair voice for those who live in the Town of Mashpee. ECONOMIC DEVELOPMENT PRESENTATIONS/DISCUSSION Bonvie Homes: Ronald Bonvie, Local Developer: Ronald Bonvie, a Mashpee resident and local developer of the Southport 55+and over community has completed 739 homes with 11 remaining to construct. The well-designed and popular development is enhanced by a 9-hole golf course, club house and treatment plant. The Southport Community design/development ranked in the top tier of the 55+ communities in the country. Mr. Bonvie also offers his experience to the Mashpee community by serving as a member of the Planning Board. In reviewing demographics in Massachusetts, Mr. Bonvie indicated his career in the construction industry focuses on developing homes in the 55+market. At this time Mr. Bonvie indicated he is prepared to meet the demographics of the Mashpee community while looking forward to the need for workforce housing. It was suggested the Town consider additional land in Mashpee that would not negatively impact the community. For consideration is the 6.19 parcel located on Commercial Street that was once considered for a hotel/motel. This property could potentially site 120 homes, possibly 70-80 rental units and 30- 40 workforce housing units, 10% of which would be deemed affordable. As a developer, Mr. Bonvie stated he has an interest in developing this property.
