Chairman, Jonathan D. Furbush, Board Members William A. Blaisdell, Ronald <br /> Bonvie, Scott Goldstein,Norman J. Gould and Associate Members, Sharon Sangeleer and <br /> George Ganzenmuller were present. Building Inspector, Charlie Maintanis was also <br /> present. <br /> PLEDGE OF ALLEGIANCE <br /> PUBLIC COMMENT <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were <br /> being televised live on Mashpee TV. <br /> Sitting on this hearing are the four regular Board members and Sharon Sangeleer. Scott <br /> Goldstein recused himself for this hearing. <br /> 175 Daniels Island Road: Owners, Glenn and Coreen A. Thompson request a Special <br /> Permit under §174-17.1 of the Zoning Bylaws to raze and replace a single family non- <br /> conforming structure on property located in an R-3 Zoning District, Map 100 Parcel 41, <br /> Mashpee, MA. <br /> Attorney Kevin Kirrane represented the homeowners in connection with their raze and <br /> replace project. The Board can grant a Special Permit based on the fact that there are no <br /> new non-conformities created. The lot is 13,200 sq. ft., and consists of a non-conforming <br /> single-family structure. The lot sits only 26.1 ft. from Daniels Island Road, and does not <br /> comply with the 40 ft. setback requirements. It is 7.8 ft. on the southerly boundary line and <br /> therefore does not comply with the 15 ft. setback requirement. The current structure sits 34 <br /> ft. from the coastal bank and is non-conforming to the 50 ft. setback from the wetland <br /> resource areas. <br /> The existing structure is a four bedroom, single family residential structure, with a pier <br /> float and dock complex as part of the existing conditions. The Thompson's request from <br /> the Board is a Special Permit, and to afford them the opportunity to raze and replace the <br /> structure with a new code compliant two story, four bedroom single family residential <br /> structure, with a small patio, and a pool in the rear of the structure. The new structure is <br /> within the boundaries of the existing footprint of the current structure. There is no creation <br /> of any new non-conformities, and are improving some of the non-conforming conditions <br /> that currently exist. <br /> 1 <br />
