Chapter 40B §§20-23 and 760 CMR 56.00 <br /> for permission to divide an existing single lot into two separate lots, and construct a single <br /> family home on each lot on property located in an R-5 Zoning District, Map 60 Parcel 13, <br /> Mashpee,MA. (Owner of record: Estate of Louis Mendes). <br /> Attorney, Warren Brodie represented the petitioners for the 40B request. Also present was <br /> Bob Reedy, Civil Engineer with J.M. O'Reilly, and Beth Wade, Land Acquisition and <br /> Permitting Manager with Habitat.The proposal includes two affordable homes at 341 Great <br /> Neck Road North. Mr. Brodie referred to Exhibit A of the submittal that included the <br /> location maps and photographs of the site. The land is currently owned by Lois Mendes <br /> and Habitat entered into a purchase and sale agreement on July 10, 2017, which is located <br /> in Exhibit C. This property was one of four lots created by a sub-division plan in 1953 at a <br /> time when an abutter owned the subject lot and an abutting parcel. The minimum lot size <br /> requirement was increased resulting in a merger. <br /> 3 <br />
