Phillips Pg.: 146 <br /> 25 Jackbon Road <br /> (Map 90 Parcel 52) <br /> Mashpee,MA 02649 <br /> A Petition was filed on March 1, 2019 by Owners, Edward C. and Sandra A. <br /> Phillips requesting a Written Finding under §174-17 of the Zoning Bylaws to allow for <br /> construction of a sun room and attached two car garage with family room above on property <br /> located in an R-3 Zoning District, at 25 Jackbon Road, Map 90 Parcel 52, Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of. <br /> general circulation in the Town of Mashpee, on March 8,2019 and March 15, 2019 a copy <br /> of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday,March 27,2019 at which time the following members of the Board of Appeals <br /> were present; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board <br /> Member, Ron Bonvie and Associate Member, Sharon Sangeleer. <br /> Mr. Ben Thomas, Coastal Life Companies represented the Phillips family. The <br /> project consists of a sun room with a two car garage and family room above. The current <br /> setback from the house is 39.5 ft. and is short .7 ft. from the front setback. The proposed <br /> structure will be 42 ft. from the front. <br /> Mr. Bonvie asked if he will be creating any new non-conformities or expanding it. <br /> Mr. Thomas said; no. <br /> Mr. Thomas said they will be slightly shifting the driveway. The rear setback is <br /> 103.4 ft. <br /> Mr. Bonvie asked if the garage structure will include a bathroom, family room, and <br /> bedroom, and if complies with the Board of Health regulations. <br /> 1 <br />
