Town of Mashpee <br /> 16 Great r�rcek I(aad )`Y)i-th <br /> ks/,ricc� Akzshpoe,Akissachusetts 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 26,2019 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, June 26, <br /> 2019, at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road <br /> North. Chairman, Jonathan D. Furbush, Board Members, Ronald Bonvie, Scott Goldstein, <br /> and Associate Member Sharon Sangeleer and George Ganzenmuller were present. <br /> Building Inspector, Charlie Maintanis was also present. <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were <br /> being televised live on Mashpee TV. <br /> PLEDGE OF ALLEGIANCE <br /> PUBLIC COMMENT <br /> Chairman Furbush announced that Board Members,Bill Blaisdell and Norman Gould were <br /> absent. Sitting on these hearings are the three regular Board Members and the two <br /> Associate Board Members, Sharon and George. <br /> 22 Sunset Circle: Owners, Lawrence D. and Marie C. Robertson request a Written <br /> Finding under §174-17 of the Zoning Bylaws to allow for construction of a 12' x 22' shed <br /> on property located in an R-5 Zoning District, Map 64 Parcel 16, Mashpee, MA. <br /> The homeowners represented themselves for the application to install a shed. Mr. <br /> Robertson said that he has a pre-existing non-conforming condition on the front property <br /> line, and that is the reason for the Zoning Board filing.Mr. Robertson said that he is having <br /> a shed company install his pre-fab shed. He is not looking for a Variance. <br /> The Board questioned the proper setback because the shed is over 120 sq. ft. The shed <br /> requires to be 15 ft. from the side and rear. Jonathan asked the Building Inspector if the <br /> shed requires footings. He said that the shed needs to meet the building code requirements. <br /> Mr. Bonvie recommended that the applicant set his shed 15 ft. 2 inches because if there's <br /> an error on the placement of the shed, it might require a Variance if an as-built is required. <br /> Charlie said anything under 200 sq. ft. does not require a building permit. A Zoning <br /> Verification form is required to confirm the location of the structure. Any structure 120 sq. <br /> ft. or less can be within 5 ft. of the side or rear property line and meet the front setback <br /> requirements. Anything.over 120 sq. ft. up to 200 sq. ft. needs to meet the zoning of the <br /> area. <br /> 1 <br />
