Chairman,Jonathan D.Furbush,Board Members,Scott Goldstein,Norman J.Gould <br /> and Associate Members, George Ganzenmuller and James Reiffarth were present. Also <br /> present was Charlie Maintanis, Building Inspector. Board Members, Ron Bonvie, Bill <br /> Blaisdell, and Sharon Sangeleer were absent. <br /> PLEDGE OF ALLEGIANCE <br /> PUBLIC COMMENT <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were <br /> being televised live on Mashpee TV. He welcomed back Jim Reiffarth to the Board. <br /> Sitting on this hearing are the three regular Board members and the two Associate <br /> members. <br /> 31 Mercantile Way: Owners, Four Square Development, LLC request a Special Permit <br /> under §§174-24 (C), 174-25 (G) (4) (6) (14), and §174-41 (M) of the Zoning Bylaws to <br /> allow for construction of an industrial use (contractor bays) building in the 1-1 Zoning <br /> District, Map 88 Parcel 88, Mashpee, MA. <br /> Attorney Kevin Kirrane represented the owners for the proposed commercial project.Also <br /> present were the two principals, Joao Junqueria and Glen Thompson. The project is similar <br /> to industrial projects that the Board has approved in the past. The proposed building is <br /> 9,972 sq. ft. on a 64,832 sq. ft. lot. The lot has 233 ft. of frontage along Mercantile Way <br /> and is a conforming lot. The building itself is a typical Morton metal building with a <br /> concrete foundation. The proposal includes parking in front of the building,and on a gravel <br /> surface to the rear of the building. The petitioners are proposing to divide this structure into <br /> eight (8) individual units, and they have applied for various uses including storage within <br /> a building, contractor bays, carpentry, and electrical shops which are the typical business <br /> uses for these types of buildings. Each unit will be equipped with its own bathroom and <br /> there will be a tight tank mechanism that will be available so if there are any spills, it will <br /> run off into the tight tank. There is a proposed septic system with a buffer around the sight <br /> as required under the bylaw. Twenty two parking spaces(22)are required under the bylaw; <br /> there are forty (40) spaces being proposed. Attorney Kirrane said he asked for relief from <br /> the parking bylaw which calls for trees to be planted within the parking lot, and given the <br /> types of uses that may exist, it isn't practical for trees to be planted within this particular <br /> parking area. <br /> 1 <br />
