Minutes of Meeting of <br /> Mashpee Plan Review Committee <br /> Held Tuesday, Tuesday, June 4, 2019 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Evan Lehrer,Town Planner <br /> Evan said he is satisfied with the location of the building, and the parking on the side. A <br /> note that the 16 parking spaces is 6 less than required by zoning. He suggested that there <br /> be loam and seeding along the front of the building. He suggested that the building comply <br /> with Cape Cod Commission Architectural Guidelines. He suggested the same items that <br /> were discussed at the Design Review meeting regarding the roof, and eyebrow over the <br /> doors. <br /> Scott Carline Police Chief <br /> No comments <br /> Rodney Collins,Town Manager <br /> No.comments <br /> Catherine Laurent DPW Director <br /> Catherine asked about the pavement construction. Dan said everywhere there's pavement, <br /> there will be a Cape Cod Berm. Catherine asked if the condo documents will address the <br /> easements with the gravel. Kevin said that it would be the responsibility of the condominium <br /> association. <br /> Glen made a motion to approve with the following conditions; <br /> • Individual-leased units will have plumbing installed. <br /> • The property will be condominiums and will require to be inspected every three(3) <br /> years for Title 5. <br /> • Floor drains will be provided to each of the units, and tied into the industrial waste <br /> holding tank. <br /> • Plan and septic requires Board of Health approval. <br /> • The turning radius' need to be checked for the fire tower trucks. <br /> • Heat detection system. <br /> • Sprinkler system. <br /> • No mezzanines provided to the units without building permit review, and restrictive <br /> to the condo master deed. <br /> • Change of use of the contractor bays requires Building Department review, and <br /> recommending that be included in the master deed. <br /> • Recommend following the Cape Cod Commission Architectural Guidelines for the <br /> Architecture of the Building. <br /> • Design Review for the signage. <br /> Dan commented that the Cape Cod Commission guidelines might be cost prohibitive. Evan <br /> said he is only suggesting to follow them. He said that the requirements are not as detailed,- <br /> and they used to be,and only prescribe variations in the roof line, etc. He said Zoning does <br /> not require following those guidelines.Town Meeting back in May approved the guidelines, <br /> but the AG has not sent a notice of approval as of this date. However, if they approve it <br /> today, it will be retroactive back to the date of Town Meeting. If the Special Permit <br /> application is submitted today, and the AG's office sent their approval it will be in place. <br /> 3 <br />
