Mashpee 130 Shops <br /> 470 Main Street (Rte 130) <br /> Doug Bill, Peter Sullivan, Fred Giampietro, William Hulby presenting <br /> a building renovation for an existing restaurant and new building for <br /> theater use. They applied for a setback variance and relief from the <br /> minimum 40% undisturbed natural state. Green area has 43% <br /> existing now. They want to beautify it. Bertucci's is target tenant. If <br /> not Bertucci, then retail. Theatre will consist of 12 mini theatres that <br /> can be booked, accomodating small groups (6-36) on staggered <br /> schedules. They applied for special permit to use existing space. <br /> Need curb cuts and 25' for fire truck. Water pressure using wet <br /> systems; stay away from dry valve. Restaurant also covered with <br /> sprinklers. Well pit meets existing conditions. There are 12 overflow <br /> parking spaces on green area. Parking has 159 spaces and 174 <br /> spaces with overflow which meets requirements. They get credit for <br /> existing space. No Cape Cod Commission Review needed. Design <br /> Review is involved. Lighting for parking will take neighbors into <br /> consideration. Special permit needed from Planning Board for C-3 <br /> size. Sheldon asked to see early designs for fire systems to avoid <br /> problems. Pre-application with Planning Department recommended. <br /> 334 Main Street/Commercial <br /> McShane Construction <br /> Steve Hayes presenting plan revisions from September 10th. They <br /> widened for fire truck access using bike path (8') plus new grasscrete <br /> product (12') that supports vehicles for a total of 20'. They are 21' <br /> from building; fire requires 20' away from building for setup. Green <br /> space allocated I to 5 ratio. They provide a loading zone where hand <br /> trucks will be used. Trees will be shown on the plan for the Planning <br /> Board. Uses will be mercantile or business: convenience store, <br /> retail, office. There may be easement issues. Talk to Greg Taylor re: <br /> poles. Sheldon is concerned about washout. Refer to engineering <br /> for drainage issues and maintenance. Sheldon would like to see <br /> highlighted fire lane. There are issues re: tree removal - keep it <br /> natural. They left a revised plan. <br /> Minutes of September 10, 2004 moved and approved. <br />
