SITE PLAN REVIEW MEETING MINUTES <br /> DECEMBER 10, 2004 <br /> Present: Richard Stevens, Sheldon Hamblin, Eric Smith, Glenn Harrington, <br /> Catherine Laurent, Pat White, Charley Maintanis (Assistant Building Inspector). <br /> Opened 10:00 a.m. <br /> Projects under Review <br /> 11 Cape Drive <br /> Addition to Building <br /> Jeff Willis would like to add on to his office building in a C-2 zoning district. Jeff <br /> is seeking information about what he could do and at what point he would be <br /> required to upgrade such things as septic, sprinklers, and make the building <br /> handicap accessible. Glen discussed the amount of square footage that would <br /> be added and also septic calculations. Rich mentioned that depending on the <br /> dollar figure of the addition, Jeff would have to take into consideration ADA <br /> requirements, He also explained that there is a 35-foot height restriction, limited <br /> to two and half stories. Jeff would like to add a third floor. The type of <br /> businesses within the building would determine installation of elevators. Sheldon <br /> explained the use would determine if the building would need a sprinkler system <br /> or a 2 or 3 hour rated wall. Parking was discussed. Jeff explained that the lot is <br /> wooded in the rear of the property, and he could clear that area for any additional <br /> parking that would be required. Cape Drive is a private road that currently has a <br /> problem with water runoff from abutting properties. Cape Cod Appliance has <br /> plans to build a building on this street as well. Catherine explained that it is the <br /> responsibility of the property owners to maintain the road. There was some <br /> discussion to explore other avenues to take in order to have the road upgraded. <br /> 17 Wilann Road <br /> Accessory Apartment <br /> Mark DeNardo is planning to build a two-car garage with an accessory apartment <br /> above. He has applied to the ZBA. His present septic is designed for a 5- <br /> bedroom house. Glenn recommended that he get a letter from an engineer <br /> certifying that the septic has been calculated for a 5-bedroom house. Mark may <br /> have to reduce one of the existing downstairs bedrooms to allow for the bedroom <br /> apartment on the addition. A possibility might be to open up a wall to one of the <br /> rooms downstairs. A minimum 6' opening is required. Mark was informed about <br /> the required two means of egress for the addition. The egress window in the <br /> bedroom must be a minimum of 24x20 and 40" from the floor. Sheldon informed <br /> Mark about the needed smoke detectors interconnected with the house system <br /> and heat detectors for the apartment, garage, first, second and basement floors <br /> of the house for a total of five.
