PLAN REVIEW MEETING MINUTES <br /> JUNE 10, 2005 <br /> PRESENT: Richard Stevens, Sheldon Hamblin, Eric Smith, Kathleen Moore, Catherine Laurent, <br /> Pat White. <br /> Opened 10:00 a.m. <br /> Projects Under Review: <br /> 103 Industrial Drive <br /> C o astal-N-Counters <br /> Manufacturing and repairs to counter tops <br /> Cape & Islands Engineering/John Slavinsky <br /> Applicant, Mark Ducharme <br /> Attorney Rob Mills representing <br /> They are proposing a 9,984sf building footprint on approximately 2 acres in the Industrial Park <br /> with 14 parking spaces (in compliance with the zoning By Laws) using one entrance 24' of <br /> pavement. The proposed useage is office (650sf) and industrial (8,OOOsf), and the proposed <br /> dimensions are 66' x 12 P and 54' x 37'. It is a typical situation coming off of Industrial Drive. <br /> The grade goes slightly up then down so that no drainage ends up on Industrial Drive. The <br /> drainage on the property will be taken care of with a system of swales, and there will be leaching <br /> pits inside the swales (per board of health recommenation). The grate itself will be 3" above the <br /> bottom of the swale, so when it fills with water, we do not have mosquito breeding. The water <br /> will go down into the leaching pit and disburse into the soil. There is pavement on two sides of <br /> the building and no parking in front of the building (to coincide with the preference in Mashpee). <br /> The entire lot is fenced and presently being used for boat storage. They plan to do some <br /> plantings near the Water Department property. They plan to keep a 50'buffer in the back, a 25' <br /> buffer in the front, and 20' on the sides. The septic system is covered in part by an existing <br /> Development Agreement that meets the buffer standards and septic location to be outside the <br /> Mashpee River recharge area. There will be landscaping on the property. They will leave the <br /> chainlink in place on the property where the septic is. The septic will be moved slightly. <br /> They plan to assemble countertops using various materials. He is presently doing this light <br /> assembly at 92 Industrial Drive, and he has been there eight years. There is nothing chemically <br /> dangerous used other than denatured Alcohol in the can that is under the 10 gal. minimum <br /> allowed there. There will be no spraying. There will be a showroom and a classroom for an <br /> advanced technology training center that DuPont will market for him. It will be a wood building. <br /> They will need a separation between the shop and the classroom. No retail is planned,just a <br /> showroom. People come to make their selections to install in their home. There is no cash and <br /> carry. They plan for the building to be fully sprinkled. Sheldon noted they can take advantage <br /> of a reduction to a one-hour requirement between the walls from the standard two-hour <br /> requirement. Signs will need to be under the 40' maximum requirement on the property. No <br /> variance from Board of Appeals is needed,just a special permit for his business. <br /> DPW noted this is not a town road and drainage is being taken care of adequately to suit them. <br />
