Mashpee Planning Board meting <br /> August 21, 1985 <br /> 8:00 p.m. <br /> Present: Richard Dubin, Anthony Ferragamo, Michelle Stone, Harold Collins <br /> Absent: Richardson Jonas <br /> 1. Public hearing on Quinaquisset Realty Trusts request for Definitive <br /> Plan approval of the 11-lot Swan Cove subdivision. <br /> Two engineers from Whitman & Howard and Dan Driscoll, representing the <br /> owners, were introduced. They stated that the whole area involved is <br /> still under planning for a cluster-zoned, residential, half-acre devel- <br /> opment of around 150 lots. They are submitting this Definitive Plan <br /> in order to freeze the zoning. The area fronting along Popponesset <br /> Bay, because it is waterfront and because Quaker Run runs up through the <br /> middle, «gill take a while to plan. Bryant•s Cove Road may have a problem <br /> with fire department access. A path will be left for an ambulance to <br /> pass through, however, whether it will be a part of the subdivision <br /> as a road is up ins. the air. <br /> Charles Rowley, Town Engineer, made the following requests: <br /> - More definition of lot lines and street details should be shown on the sheets <br /> to be filed with the Registry. The boundary should be shown on the <br /> plan. Boundary discussion - the highway monument should either be taken <br /> out and replaced after the road is constructed or, if it cant, make <br /> a tie to something in the area so it will be there in the future. <br /> The applicant explained that Bryant°s Cove Road, which becomes (Quippish?), <br /> is the property line. <br /> - One area (unclear from tapes) requires a drainage easement. Any <br /> drainage easements required outside the limits of the layout should <br /> be shown on the definitive that will go to the Registry. Any of the <br /> parcels on which those easements show will be subject to whatever <br /> drainage requirements there are. Test holes should be done near where <br /> the leaching pits will be on the road to test groundwater levels. <br /> Road profiles, showing where the easements are should be done. Details <br /> on the intersection for Mashpee Neck Road and also Quinaquisset sham <br /> be done so there is a negative grade at least to the property line. <br /> The Town Highway Superintendant wants to be sure water from the sub- <br /> division does not drain out onto his road. Ernie°s permission would <br /> be needed for construction of structures since it woud be within the <br /> town lay-out. The permit would allow them to build the entrance and <br /> pave out to the entrance at Quinaquisset. They normally don't put <br /> structures out there since they would be very close to existing pave- <br /> ment. Ernie would not want that done since portions of Quinaquesset <br /> are going to be re-paved. It should come from the edge of Quinaquisset <br /> on a slight downgrade and then back up again. In the area where water <br /> will be discharging from two directions, into a manhole, then , from two <br /> catch basins in the same structure to two out (poles?), the water <br /> should be brought from these basins into that structure higher than <br /> that going out. <br />
