.*DRAFT* AFFORDABLE HOUSING TRUST MINUTES 11-4-2019 <br /> Affordable Housing Trust <br /> Minutes <br /> November 4, 2019 <br /> NEW BUSINESS <br /> Presentation Discussion and Approval of Revised,Plans-for the 950 Falmouth Road Affordable <br /> ... _1,,.,,. <br /> Housing P,ro'ect: <br /> Members of the Affordable Housing Trust reviewed the revised proposal submitted by the <br /> Preservation of Affordable Housing,Inc. (POAH) and Housing Assistance,Corporation(HAC)for <br /> the 950 Falmouth Road Affordable Housing project. <br /> The Affordable Housing Trust previously approved the PCAHIHAC Plan with the condition the <br /> design be modified to bring forth a more pleasing architectural imagery. David Quinn, Assistant <br /> Director of Housing Development,Housing-Assistance Corporation was in attendance with POA.H <br /> representatives Cory Fellows and Megan Slavish to review the revised conceptual design. Evan <br /> Lehrer, the Towri Planner was also in attendance for discussion purposes. <br /> There Was positive response to the design modifications adhering to the request of the Board of <br /> Selectmen regarding architectural imagery while maintaining.the.intended program; 39 units; <br /> townhouses identified as Buildings A,B &C. One of which is modified for handicap accessibility. <br /> To minimize the footprint, all development is congregated on the north parcel. <br /> To maintain the Cape Cod style of the development a prominent design feature is.higher sloped <br /> roofing. This new feature will alter the layout of the buildings internally. Chimney elements have <br /> also been integrated into the design to disguise ventilation units. <br /> Solar panels are planned to be installed on south facing roofs initially on Building A, and <br /> potentially or'Building C. There are no plans for solar on Building B due to its location. However, <br /> Building B will contain an elevator to service all three levels. Building A. will house--a large <br /> community room to serve all of the buildings. The common area will open into an outdoor <br /> landscaped terrace. <br /> Design work is ongoing to configure actual, interior layouts and more detailed engineering <br /> associated the buildings.is forthcoming. Additional design work is also required for site amenities <br /> and other aspects of the plan. The design is also planned to preserve and to maintain,existing <br /> buffers, and to incorporate ample trees and other plant- material for added privacy and <br /> beautification, <br /> The Affordable Housing Trust was pleased with the outcome of the new design revision, and <br /> agreed to support the project if there is a slight alteration to the design features. <br />
