Mashpee Historic District Commission
Minutes of Meeting
May 18,2018 at 9:00 a.m.
Mashpee Town Hall
Historic District Commission Members Present: Chairman Earl Mills, Sr., Dennis Balzarini,
Brian Hyde, Brad Pittsley
Also: Evan Lehrer, Town Planner
Absent: Maureen Paxton, Mike Robbins
CALL TO ORDER
The Town of Mashpee Historic District Commission meeting was called to order by Chairman
Mills at 9:00 a.m. on Friday, May 18, 2018.
PROPOSED PROJECTS
Applicant: Bill Lovely
Location: 2 Center Street, Mashpee
Request: Certificate of Appropriateness
Description: The applicant is seeking endorsement of Certificate of
Appropriateness for rear facade building sign and ladder sign panel
Bill Lovely was present to discuss a request for his three-unit commercial building, located just
east of Cape Cod Coffee at 2 Center Street. The central unit of the building houses a dance
studio owned by his wife, which has been located at the site for 12 years. Signage for the dance
studio appears at the center, and back, of the building. Recently, Mr. Lovely rented Unit A to
The Tone Club and Unit C to North Star Montessori School. Each new business wished to
install their own sign on the building, as well as add their sign to a directory/ladder sign that
would be located along Route 130, and replace an existing sign for Painted Red Nails, a former
tenant.
Mr. Lehrer explained that the commercial fagade of 2 Center Street faced inward toward Main
Street Village and the project proponent was requesting to place signage on the back of the
building, which would face Route 130 and South Sandwich Road. Mr. Hyde asked for
clarification regarding the location of the proposed signs on the building. Although signage
would typically be located at the front of a building, this commercial building did not face a
thoroughfare. Therefore, Mr. Lehrer confirmed that the best scenario for the tenants would be to
place the building signs at the back of the building. Because there were no defined architectural
areas on the back of the building for the signs, it would be necessary to consider the existing
architecture to identify the appropriate dimensions for the signage. In addition, consistency
should be established based on the dimensions of the original framed wood sign, A Lovely
Dance Studio. Mr. Lehrer pointed out that, on the far ends of the building, there were windows
obstructing the ability to install long 12 foot x 2 foot signs like the original sign, requiring a more
square shaped sign to be located on the outside of the windows. Otherwise, the Commission
could consider blade signs above the doorways at the interior of the building.
Mr. Lovely explained that the entrance to the area, which was shared with Main Street Village
housing, provided signage only for the housing development.
