Conditioned upon the applicant seeking and obtaining an easement document <br /> agreement reducing the width from 20 ft. to 18 ft. in width. This reduction would <br /> then also allow the lot to become compliant with lot coverage, and host <br /> development such that the lot coverage will be equal to or less than 20% with the <br /> reduction from the 20 ft. width to 18 ft. width easement. The motion references a <br /> written document to be submitted at the time of the application to the Building <br /> Inspector and to this Board. <br /> Mr. Blaisdell, seconded,yes <br /> Mr. Goldstein, yes <br /> Mr. Bonvie, yes <br /> Ms. Sangeleer, yes <br /> Mr. Furbush, yes <br /> All were in favor of the Variance for the pool. <br /> 73 Mercantile Way: Petitioner, The 73 Mercantile Way, LLC requests a modification to <br /> an existing Special Permit(SP-2017-35)to allow for construction of a second boat storage <br /> building consisting of 9,952 sq. ft. on property located in an I-1 Zoning District, Map 88 <br /> Parcel 94-0, Mashpee, MA. <br /> Attorney Kevin Kirrane represents Richard McCracken, Manager of 73 Mercantile Way. <br /> Also present were representatives from Down Cape Engineering, and Cape Wide <br /> Construction. This project was before the Board and approved for constructing a boat <br /> storage building. The original site plan submitted highlights the building that was <br /> approved. The Board also authorized the use of outside storage spaces on the left hand side <br /> of the site. The proposal is to construct another building on the site for the exact same <br /> purposes as the existing building. The proposed building will consist of 9,952 sq. ft., and <br /> it is contemplated that the building will be divided into twelve separate condominium boat <br /> storage units. The previous building was divided into 15 units,however some of those units <br /> were subsequently combined, so there are only 10 actual units that are being occupied in <br /> that building. The units for the proposed building are slightly larger because there is a <br /> demand for larger boat storage units. <br /> Additionally,there was a portion of the site that was paved under the previous permit that <br /> was granted. The entire area will be paved with the new construction for the additional <br /> building. This particular building will also accommodate the construction and utilization <br /> of a wash pad that recycles the water run-off, and allows for reuse of water. The building <br /> itself will conform to all the requirements relative to setbacks and lot coverage at 12.5% <br /> even with the additional building. <br /> 9 <br />
