Chairman, Jonathan D. Furbush, Board Members Ronald Bonvie, and Scott
Goldstein, Associate Member Sharon Sangeleer and James Reiffarth were present. Charlie
Maintanis, Building Inspector was also present.
PLEDGE OF ALLEGIANCE
PUBLIC COMMENT
Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were
being televised live on Mashpee TV. Board members Bill Blaisdell,Jim Gould, and George
Ganzenmuller were absent.
127 Sampsons Mill Road: Owners, Steven and Diane McKee request Variance relief
from the side yard setback under §174-31 of the Zoning Bylaws to allow for construction
of a shed on property located in an R-3 Zoning District, Map 63 Parcel 30, Mashpee, MA.
Steve McKee represented himself for the request to construct a shed. He provided a site
plan that depicts four sheds in each corner of his property. There's a "tool shed" that sits
right on the property line, an 8' x 8' shed that is 9.6' feet from his property line, an 8' x
12' shed that will be removed, and a 19' x 12.6' shed that is "under construction". He read
a letter that he received from his direct abutter stating that he does not have a problem with
the location of the existing shed or re-building another shed. Mr. McKee said that his
neighbor has a fence that is approximately 5 ft. from the existing tool shed.
The Board questioned how many sheds are allowed on a property, and if the applicant had
a hardship that would allow for another shed. The lot is flat but his back property line that
abuts Cranberry Ridge Road slops.
Chairman Furbush said that he cannot determine if variance relief is warranted because the
lot is flat, and he believes that the shed could be moved a foot further off the property line.
Charlie mentioned that the size of the shed would require to meet today's setback
requirements which is 15 ft.
1
