Town of Mashlie, <br /> v IU Great rn1Ff kr,'tJt2tl XoTw2 <br /> @y� euitc+�1 Waslipe,',IVassachusetts 02649 <br /> Minutes of Meeting <br /> Mashpee Plan Review Committee <br /> Tuesday, June 16, 2020 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Plan Review Members Present: <br /> Charlie Maintanis, Building Inspector <br /> Drew McManus, Assistant Conservation Agent <br /> Glen Harrington, Board of Health Agent <br /> Scott Carline, Chief of Police <br /> Rodney Collins, Town Manager <br /> Tom Rullo, Fire Chief <br /> Charlie called the meeting to order at 9:35 am, (remote and virtual). <br /> Project Address: 100 Willowbend Drive <br /> Business Name: Southworth Cape Development, Inc. <br /> Agent: John Lavelle, Baxter Nye Engineering & Surveying <br /> Request: Clubhouse Villas at Willowbend, 1-6 Unit Condos. <br /> Proposed with parking and utility infrastructure improvements, <br /> 4,786 sq. ft. footprint/19,150 sf. Including basement and 3 floors. <br /> Planning Board: Special Permit Modification. <br /> John Lavelle represented the project located on a parcel just under an acre along <br /> Quinaquisset Ave. The site is near an existing operating cranberry bog as well as <br /> bordering vegetative wetlands. The project will require Conservation approval, and <br /> they will be applying after Design and Plan Review approval.The site is an allowed <br /> use in the R-3 zone. The project will include underground utilities coming off <br /> Quinaquisset Ave. The proposed water system will be off the main from <br /> Quinaquisset Ave. The waste water at the site will be heightened by gravity only <br /> approximately 400 ft. of 8" sewer, and will tie into the Willowbend waste water <br /> treatment plant. The lot coverage is 12%, and 20% is the allowed amount. There <br /> will be 12 parking spaces; 2 spaces for each of the six unit building. There will be <br /> a sidewalk installed in front of the building for pedestrian access. <br /> Drainage will consist of peak flow across the parking lot to a curb opening to filter <br /> out pollutants before it flows into the filtration basin. The design has been built to <br /> meet the Town zoning ordinance as well as the DEP storm water management <br /> policy where flows are reduced for the 2, 10, 25, and 100-year storm events. The <br /> wetlands will be protected during construction. <br /> 1 <br />
