MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> AUGUST 26,2020 <br /> NEW HEARINGS <br /> Mr.Furbush announced that Board Members,Bill Blaisdell,Norman J. Gould(Jim), Scott <br /> Goldstein, and George Ganzenmuller and he will be sitting in on the next two hearings. <br /> 10 Shorewood Drive: Owner, Sharon Sangeleer requests a Special Permit under §174- <br /> 17.1 of the Zoning Bylaws to raze and replace a pre-existing, non-conforming single- <br /> family structure and deck on property located in an R-5 Zoning District,Map 58 Parcel 32, <br /> Mashpee, MA. <br /> 10 Shorewood Drive: Owner, Sharon Sangeleer requests a Variance under §174-33 <br /> (Setback from wetlands) of the Zoning Bylaws to raze and replace a pre-existing, non- <br /> conforming single-family structure and deck on property located in an R-5 Zoning District, <br /> Map 58 Parcel 32,Mashpee,MA. <br /> Attorney Michael O'Shaughnessy represented the raze and replace application for a Special <br /> Permit and Variance. Also present was Steve Cook, with Cotuit Bay Design. The existing <br /> site plan depicts a 624 sq. ft. house,the easterly setback shows a 14.1 ft. existing side yard <br /> setback, and a distance of 56.4 front yard setback, and a dimension of 16.4 ft. and 18.3 ft. <br /> from John's Pond to the concrete pad. <br /> The proposed house is approximately 1,500 sq. ft. with a deck in the rear. The house is <br /> shifting westerly toward John's Pond to increase the side yard setback to 16 ft. to make it <br /> more conforming with Zoning. The front yard setback is 48.1 ft. to the front steps and <br /> complies with Zoning. The side and rear yard setbacks comply with Zoning. The <br /> Conservation Commission has no issues, and the Board of Health submitted some <br /> comments relative to the demo. The reason for the Variance request is because the house <br /> is being shifted toward John's Pond to 16 ft. The other reason is the stairway in the rear is <br /> within the 50 ft. buffer. The elevation on one side is 27 ft. and 32 ft. on the other side <br /> because of the grade change. This structure will result in an improvement to the lot, and is <br /> consistent with current Zoning. <br /> Chairman Furbush wanted to confirm that the setback on the side is moving from 14.1 ft. <br /> to 16.0, and the existing setback closest to the pond shows 18.3 ft. and 16.4. ft., and on the <br /> proposed is approximately 21.6 ft. is to the edge of the proposed building. The concrete <br /> pad is being removed. He does not have any issues with the proposal. <br /> Scott wanted to confirm the lot coverage. The Attorney said the existing lot coverage is <br /> 8.2%, and the proposed will be 9.9%. The Variance request is 28.4 ft. from the setback <br /> from the wetlands. <br /> George asked if the proposal consists of a single-story home going to a two story home. <br /> Scott reviewed the floor plans and had no issues. <br /> 4 <br />
