MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> November 18,2020 <br /> Mr. Goldstein made a motion at the request of the applicant to continue 63 Waterline Drive <br /> South to'January 13,2020.Mr.Gould seconded,yes,Mr.Blaisdell,yes,Mr.Ganzenmuller, <br /> yes, and Mr. Goldstein, yes. All were in favor to continue the hearing until January 13, <br /> 2020. <br /> The five regular Board members are sitting on this hearing. <br /> 24 Uncle Per•eys Road: Owners, Peter W. and Theresa M. Catalano request a Special <br /> Permit under §174-17.1 of the Zoning Bylaws to raze and replace a single family dwelling <br /> on property located in an R3 Zoning District and Popponesset Overlay District, Map 111 <br /> Parcel 157, Mashpee, MA. <br /> Mr. Paul Griffin, Project Manager with Construction Monitoring Services represented the <br /> homeowners for the raze and replace project. The existing structure does not meet the <br /> setbacks on the south side and on the east side. The south side is currently setback 3 ft., <br /> and the rear is 6.5 ft. The new plan shows an improvement on the south side depicting 8 <br /> ft., and will meet all other setbacks. The lot coverage is improving from 30.2%to 22.03%. <br /> The Board of Health confirmed that a three bedroom is allowed,and there is no issues with <br /> Conservation. It is not in the Flood Hazard Zone but is in the Popponesset Overlay. <br /> The Board reviewed the existing site plan depicting a front setback of 21.8 ft. from the <br /> steps which are exempt. Charlie confirmed that an open deck or platform can be 4 ft. into <br /> the setback. The front setback is improving from 21.8 ft. to 25 ft., and the rear is staying <br /> the same at 6.5 ft. The south side is improving from 3 ft. to 8 ft. The lot coverage is <br /> decreasing from 30.2%to 22.03%. <br /> Sharon read the Board of Health comments dated November 17, 2020 into the record. The <br /> Board wanted to review the second floor plan showing a sitting area, and noticed a door <br /> going into the hall way. The Board assisted the applicant explaining the proposed change <br /> that may be required by the Health Agent. <br /> Sharon read the Conservation comments into the record. She also read a letter dated <br /> October 26, 2020 from an abutter who is in favor of the project. <br /> Chairman Furbush would like to have a revised plan for the record once approved by the <br /> Board of Health. <br /> There were no more comments from the Board. <br /> 7 <br />
