Mashpee Planning Board <br /> Minutes of Meeting <br /> August 19, 2020 at 7:00 p.m. <br /> Mashpee Town Hall-Waquoit Meeting Room <br /> 16 Great Neck Road North-Mashpee <br /> Virtual/Remote Meeting-Call In (508) 539-1400 x8585 <br /> Broadcast Live on Local Channel 18 & Streaming at www.mashpeema.gov/channel-18 <br /> Present: Chairman John (Jack) Phelan, Mary Waygan, Dennis Balzarini, Joseph Callahan, John <br /> Fulone, Robert (Rob) Hansen (Alt.) <br /> Also Present: Evan Lehrer-Town Planner, Charles Rowley-Consulting Engineer <br /> CALL TO ORDER <br /> Chairman Phelan opened the meeting at 7:00 p.m. and welcomed meeting attendees in the <br /> Waquoit Meeting Room at Mashpee Town Hall. The Chair reported that Town Hall was not <br /> open to the public due to the Covid pandemic, but that viewers wishing to provide comment <br /> could call (508) 539-1400, extension 8585. The meeting was being live streamed on Channel 18 <br /> and could also be viewed at www.mashpeema.gov/channel18. <br /> The Pledge of Allegiance was recited. <br /> APPROVAL OF MINUTES—August 5,2020 <br /> There were no comments regarding the minutes. <br /> MOTION: Mr. Balzarini made a motion to accept the minutes as written. Mr. Callahan <br /> seconded the motion. All voted unanimously. <br /> Planning Board members signed the plans. <br /> APPROVAL NOT REQUIRED <br /> Applicant: Bayswater Cottages at New Seabury LLC <br /> Location: 20 Red Brook Road, Mashpee <br /> Request: Creation of a building lot(house#13) from 4.32 acres of undeveloped land <br /> in the south west corner of Phase III of The Cottages. (Assessors Map and Block: <br /> 116-180) <br /> The Chair read the request for the record. As the Board awaited a remote connection with the <br /> applicant, members considered additional Board business. <br /> John Falacci was present on behalf of the applicant to describe the ANR. Mr. Falacci noted that <br /> the frontage for the lot was located on Great Oak Road and the request was for a common <br /> driveway. Mr. Rowley inquired about access and whether 20 feet across the easement would be <br /> sufficient for the Fire Department. The Chair agreed and responded that the Bylaw required a <br /> width of 20 feet, as provided, and since it was less than 150 feet, a turnaround was not required. <br /> Mr. Balzarini inquired about access from Great Oak Road and Mr. Lehrer responded that the <br /> access easement was from Rosewood Circle.
