Mashpee Historic District Commission <br /> Minutes of Meeting <br /> February 13, 2020 at 4:30 p.m. <br /> Mashpee Town Hall <br /> Approved 12/16/2020 <br /> Present: Chairman Earl Mills, Sr., Dennis Balzarini, Mike Robbins Brian Hyde, Brad Pittsley <br /> Also: Evan Lehrer, Town Planner <br /> CALL TO ORDER <br /> The Town of Mashpee Historic District Commission meeting was called to order by Chairman <br /> Mills at 4:30 p.m. on February 13, 2020 and the Pledge of Allegiance was recited. <br /> APPROVAL OF MINUTES May 18, 2018 <br /> MOTION: Mr. Hyde made a motion to accept the minutes as printed. Mr. Balzarini <br /> seconded the motion. All voted unanimously. <br /> PUBLIC HEARING <br /> Applicant: Shane Gibbons <br /> Location: 278 Main Street, Mashpee <br /> Request: Certificate of Appropriateness <br /> Description: The applicant is seeking endorsement of Certificate of <br /> Appropriateness for building alterations for an existing detached garage structure. <br /> The Chair read for the record the Public Hearing Notice and request. Shane Gibbons and Erin <br /> Heath were present to discuss their proposal regarding their property at 278 Main Street. Mr. <br /> Gibbons explained that they wished to make changes to the existing detached garage, enclosing a <br /> portion of the shed roof and relocation of the garage door to the west side of the structure. <br /> Windows to be added would match the existing structure and conform with HDC guidelines to <br /> be double hung, all wood, divided lights. The siding material would be painted shingle,to match <br /> the existing, and the existing roof would remain, with no modifications. Mr. Gibbons explained <br /> his intent that the existing 2-car garage would be expanded by closing in the farmer's porch <br /> space, to create additional storage or hobby space. <br /> Mr. Hyde inquired about the loss of a window beside the garage door and Mr. Gibbons <br /> responded that he felt it would appear more balanced, and they would maintain the existing <br /> window above. Mr. Gibbons added that the existing garage doors were not functional and the <br /> proposed changes would be more authentic to the structure, leaving the doors as wood to <br /> weather. Mr. Balzarini and Mr. Robbins stated that the changes would improve the building, and <br /> had no issues with the proposal. <br /> Being located in R-5 zoning, Mr. Hyde inquired whether there was intent to pursue a commercial <br /> operation. Mr. Gibbons responded that they did not plan to pursue commercial activity. Mr. <br /> Lehrer confirmed that any commercial use in a residential area would require approval from the <br /> ZBA. <br /> 1 <br />
