28 <br />Report. of the Planning Board <br />To the honorable Board of Selectmen and the <br />Citizens of the Town of Mashpee: <br />The Planning Board has been very busy in 1965. Although <br />the Board is only required to meet once a month, the press <br />of work has made it necessary to meet every week. As in the <br />past most of our time is spent studying subdivision plans <br />for approval. During 1965 the Board approved 15 subdivisions. <br />The Board also disapproved one subdivision of some 340 <br />lots because the developer had not provided adequate access <br />to these lots, provisions for central water supply and enlarged <br />parks and playgrounds. <br />The Board has spent considerable time and effort study- <br />ing our present Cluster Zoning by-law. After consulting <br />with State officials and all of the other towns in the Com- <br />monwealth that have Cluster zoning, it is the Board's opin- <br />ion that our present Cluster zoning by-law is not adequate <br />to protect the Town's best interests. Therefore, we have rec- <br />ommended approval of a new Cluster zoning by-law that is <br />in line with what the other towns have. <br />We also recommend approval of an amendment to in- <br />crease the: minimum lot size from 7500 square feet to 12,500 <br />square feet. We feel that this is a necessary step to ensure <br />to the town that no health, safety or fire hazards will result <br />from high density developments. <br />The Board recommends approval of an amendment to <br />our by-law such that the Town will accept the entire Subdivi- <br />sion Control Law. It is our experience that only if this legis- <br />lation is adopted, can the Board ensure the Town that future <br />developments will be an asset to the Town. <br />
