Town of Mashpee <br />RE: Patrick Mone <br />16 Great Xeck Ppad Noah <br />Mashpee, Massachusetts 02649 <br />MASHPEE ZONING BOARD OF APPEALS <br />Decision for a Variance <br />20 Sand Dollar Lane <br />Map 105 Parcel 80 <br />V-05-21 <br />A Petition was filed on December 30, 2004 Patrick Mone for a Variance from <br />Section 174-31 of the Zoning By-laws to vary the current setback requirements in order <br />to build an addition on property located in an R-3 zoning district at 20 Sand Dollar Lane <br />(Map 105 Block 80) Mashpee, MA. <br />Notice was duty given to abutters in accordance with Massachusetts General <br />Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, <br />a newspaper of general circulation on January 14, 2005 and January 21, 2005 a copy of <br />which is attached hereto and made a part in the Town of Mashpee, on hereof. <br />• A Public Hearing was held on the Petition at the Mashpee Town Hall on <br />Wednesday, February 2, 2005 at which time the following members of the Zoning Board <br />of Appeals were present and acting throughout: Robert Nelson and Zella Elizenberry, <br />Jonathan Furbush, Frederick Borgeson and Evano Cunha.. <br />The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br />provisions of Massachusetts General Laws Chapter 40A Section 10 and the Town of <br />Mashpee Zoning By-laws. <br />Christine Mone represents herself at this hearing. She is seeking a side -yard <br />variance in order to put an addition onto her house. Their lot is 8,047 square feet and <br />their current house is only 876 square feet. They would like to add on an addition <br />consisting of 562 square feet and cannot meet the setback requirements of 15 feet. They <br />need a 2.5 -foot sideyard variance. The Board moves to grant a 2.5 foot variance on the <br />easterly side and a 1.2 foot variance on the westerly side. <br />GENERAL FINDINGS <br />1. that the subject property is located at 20 Sand Dollar Lane and contains 8,047 <br />• square feet. <br />
