This article would expand the boundaries of the I-C Overlay District, which <br /> allows certain low-impact retail uses in a portion of the 1-1 Industrial zone, to include an <br /> additional lot in the Mashpee Industrial Park which was inadvertently left out of the October <br /> 1999 Town Meeting article which created this overlay district, as well as to add a parcel located <br /> between the existing overlay district and the proposed "SouthCape Village" Talanian) shopping <br /> center. <br /> Motion made by John Cahalane. <br /> Motion-, I move Article 32 be voted as printed in the Warrant with the exception of the phrase, <br /> ``or take any other action relating thereto". <br /> Planning Board voted at a Public Hearing held September 6, 2000 4-0 for approval. <br /> Motion passes unanimously at 9.,,40 pm. <br /> Article 33 <br /> To see if the Town will vote to amend the zoning bylaw by amending the first sentence of <br /> footnote 14 of the Section 174-31 Land Space Requirements Table to read as follows: " 14 No <br /> building may be located within 75 feet of Routes 28 and 151, Great Neck Road South and <br /> North or Route 130 west of Great Neck Road (except within the Mashpee Center Overlay <br /> District) and, except for permitted signs and one (1) access driveway involving clearance of a <br /> path no more than forty (40') feet in width, any land within fifty (50) feet of said roads shall be <br /> left as a wooded buffer area in its natural state, except that said area may be reduced by the <br /> Planning Board as part of its decision on a special permit approved under Sections 174-45.1 or <br /> 174-46.11 1 by adding a reference to footnote 14 to the C-1, C-1-SV, C-1-0, C-2 and C-3 rows of <br /> the rear and side setback columns of said Table and by amending footnote 3 of the said Table to <br /> replace the term "front yard" with the term "front setback", or take any other action relating <br /> thereto. <br /> Submitted by the Board of Selectmen <br /> Explanation,., The May Town meeting passed a zoning article requiring a 75 foot front setback <br /> from Routes 28 and 15 1, from Great Neck Road South and North and from Route 130 west of <br /> Great Neck Road and that the first 50 feet of the required front setback be left as an undisturbed <br /> buffer area. Under footnote 3 of the Land Space Requirements Table, front yard requirements <br /> apply to each of the abutting streets. By creation of an unbuildable "strip" lot along Route 28, <br /> this requirement was recently voided in the case of a shopping center approved by the Z,BA on a <br />
