MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 9,2021 <br /> 61 Echo Road: Petitioner, Connor Thomas, (Boat Butler LLC) requests a Special Permit <br /> under §174-25 (G)(4)of the Zoning Bylaws to allow for a marine detailing,fiberglass,gel <br /> coat repair, painting, and boat storage business on property located in the I-1 and Light <br /> Industrial Overlay Zoning District,Map 19 Parcel 3-6,Mashpee,MA. (Received a request <br /> of withdrawal from the applicant dated May 14, 2021). <br /> Sharon read the request for withdrawal into the record sent by Connor Thomas dated May <br /> 14, 2021. <br /> Mr. Bonvie made a motion that the Board accept the letter of withdrawal from Connor <br /> Thomas owner of the Boat Butler, as stated in his email dated May 14, 2021, Mr. Gould <br /> seconded, yes, Mr. Goldstein, yes, Mr. Blaisdell, yes, Mr. Bonvie, yes, and Mr. Furbush, <br /> yes. All were in favor. <br /> 47 Quaker Run Road and 7 Brown Terrace: Owner,Arthur Burdick requests a Variance <br /> of the front setback under §174-31 (Land Space Requirements) of the Zoning Bylaws to <br /> allow for construction of a 26 ft. by 34 ft. detached garage on property located in an R-3 <br /> Zoning District, Map 90 Parcel 43, Mashpee, MA. <br /> Sitting on this hearing are the four regular Board members and Associate, Charlie Reidy. <br /> Mr. Frank Westgate prepared the site plan and represented the homeowner for a 34 ft. by <br /> 26 ft. garage. Also present was Connie Abare,the homeowner.The Variance request is for <br /> the 40 ft. setback from the front. The lot itself is less than 75 ft. wide. He wanted to point <br /> out that the neighbor's garage is less than the 30 ft. The total lot coverage is less than 20% <br /> including the proposed garage. The Variance request is for 10 ft. from the front property <br /> line. <br /> Chairman Furbush wanted to know what was located on northerly section of the site plan <br /> that depicts the 75 ft. dimension, and the 15.9 ft. to the rear of the garage. <br /> Ms. Abare confirmed that the garage will be 15.2 ft. away from that lot line of the abutting <br /> property. The rear of the garage abuts conservation land, Dry Hollow Lane. Carter Lane <br /> runs along the property line where Brown Terrace ends. <br /> Chairman Furbush commented that it's an odd shaped lot.Mr. Goldstein suggested that the <br /> garage could be moved slightly back 9 inches to meet the 15 ft. rear setback. Mr. Westgate <br /> agreed. The Board had a conversation and Mr. Westgate agreed to change the Variance <br /> request to 9.1 ft. <br /> Mr. Furbush wanted to make sure there was no living space above the garage. Ms. Abare <br /> said there will not be any living space, but it will have electricity. <br /> Sharon read the Conservation Department and the Board of Health comments into the <br /> record. <br /> 5 <br />
