opportunity for Mashpee Commons to contribute significantly toward the Town's 10% affordable <br /> housing production goal. <br /> Habitat for Humanity <br /> Ms. Wade gave an update on the two units at Mendes way, they are moving along. All the <br /> inspections have been completed, plumbing, heating, electrical, and insulation. The blue board <br /> arrived yesterday, and painting was starting today. Bamboo flooring is being delivered next Tuesday. <br /> Volunteers and the home buyers will be doing the finish work, installing doors, hanging of cabinets <br /> etc. Beth shared a photo of one of the buyers who is wheelchair bound. The photo shows him very <br /> excitedly traveling down the handicap ramp that has been installed on the home soon to be his. Mr. <br /> Isbitz said he is looking forward to the dedication and hoped it would be in person. <br /> NEW BUSINESS <br /> 108 Commercial Street <br /> The discussion turned to a new site, 108 Commercial Street. Mr. Isbitz discussed his conversation <br /> with Selectman Sherman and her interest in having her EDIC committee and the Affordable Housing <br /> Committee work jointly to develop this site with a mix of affordable and workforce housing. <br /> Expressing his view that this was an opportunity to produce a very important benefit for the town, he <br /> presented several facts about the site. He showed a map that indicated where the 6.5-acre site is <br /> located, pointing out that it is across the street from the Community Health Center, and is only to <br /> '/2 mile away from the South Cape Village shopping center, a short 10-minute walk from the site. <br /> Presently, it is all wooded in zone C1. There is access to public transit nearby as well, and therefore <br /> offers convenient access to many business proprietors currently trying to fill vacant job positions. <br /> Ms. Baker mentioned staff from the Community Health Center may also benefit from the housing. <br /> She added other services they offer such as dental care and free vaccines. They have come a long <br /> way and are looking to expand their brand and have a community presence. Ms. Baker mentioned <br /> they have been helpful during the pandemic. Anybody can go there and find a primary care <br /> physician to be their PCP. <br /> First steps in developing the site would include a feasibility study, and transferring the land into trust <br /> ownership, which must be presented to Town Meeting for approval in October. Those are the main <br /> starting points. There will be many discussions with EDIC on details and parameters for the site. A <br /> feasibility study will help straighten that out. This will give us the subsurface land characteristics of <br /> the site and potential for developing housing on site as well. <br /> The Chair then presented some information and supporting slides to highlight how important this <br /> project would be for Mashpee residents. His presentation covered employment and housing <br /> conditions that showed how vital workforce housing is to the economy of the Cape, because it <br /> improves the ability of families to find housing that would enable them to live on the Cape, close to <br /> the jobs they might have. The data he displayed also indicated how serious the housing affordability <br /> gap has become for moderate income working households on Cape Cod, and worse still for low- <br /> income families earning less than 80% AMI. <br /> Selectman Carol Sherman has extended an invite to join the FDIC meeting at 6:30p.m. Tuesday, <br /> May 181h for a single item agenda, focusing entirely on this site. What to do, how to start, and getting <br /> it off the ground are important to establish. Mr. Isbitz said he recently was in a meeting with <br /> 3 <br />
